More than 250 new homes proposed for Kinnegad
Planning applications for two large scale residential developments in Kinnegad just lodged with Westmeath County Council could mean a massive population increase for the area if approved. Combined, the applications are for a total of 254 units, along with childcare facilities and enhanced infrastructure.
The first proposed development, located on a 3.87-hectare site off the Killucan Road, seeks permission for a development comprising 125 residential units. This includes 103 houses – a mix of two, three, and four-bedroom terraced, semi-detached, and detached homes – and 22 two-bedroom apartments distributed across 11 two-storey blocks.
A single-storey childcare facility of 303 sqm is also proposed. The scheme will have 215 car parking spaces, including EV charging points and accessible bays, and secure bicycle parking. The development includes the demolition of previous road and service infrastructure from an earlier permission, to make way for new roads, footpaths, open spaces, and solar PV panels on every unit. Behind the application is Lynx Developments Ltd, c/o Kiaran O’Malley and Co Ltd, of Blackrock in Dublin.
The second application, which has been submitted by JH Kinnie Limited, c/o McGill Planning Limited, Dublin, concerns a nearby 4.279-hectare site at Boreen Bradach, Kinnegad.
The main development site is bounded by Boreen Bradach Road (L-5014)/Bun Daire estate to the east/north-east, St Etchen’s National School to the west and St Etchen’s Court to the south.
The proposal involves the construction of 129 houses ranging from one- to four-bedroom units, all detached, semi-detached, or terraced. A 2613 sqm childcare facility is included, along with 263 car parking spaces (30 EV), 330 cycle spaces, and upgraded access from the L-5014. Landscaping, open spaces, and utility connections – including to the Uisce Éireann network – are also part of the plans.
The decision on the Lynx Developments proposal is due on July 9 next, and on the JH Kinnie application by July 7.
