Annascannon Farm: quality land including quarry for auction
Annascannon Farm at Killucan, “an impressive large block of agricultural land incorporating an established pre-1963 sand and gravel quarry and inert waste facility” is coming up for sale by auction later this month.
The auctioneers say it presents “an unrivalled opportunity to acquire a substantial property with valuable sand and gravel deposits and inert waste facility, occupying a convenient location lying just off the M4”.
The 327-acre property is available in one or more lots – lot 1 c.198 acres; lot 2 c.75 acres; lot 3 c.54 acres; lot 4 the entire.
Annascannon Farm is an area of east Westmeath renowned for its lush, rolling pastures, close to Killucan.
The locality is well supported by an established farming infrastructure and abattoirs, contractors, merchants, Delvin Livestock Market and other service industries are all close at hand.
The property in total extends to 327 acres / 135.68 hectares outlined in red on the map. The farm is bisected by the Royal Canal and the Dublin Sligo Railway line and is principally laid out in three separate blocks all adjacent to one another.
The land benefits from considerable road and canal frontage; it is fertile gently undulating land, capable of fattening large quantities of livestock as well as growing a range of high yielding crops.
LOT 1
Annascannon Farm on c 198 acres / 80 hectares edged red on map. Approached over a central road, the undulating lands are of excellent grazing and fattening quality.
The farm is laid out in easily managed, well sheltered divisions, mainly under old pasture, woodland and about 16 acres under a maize crop.
The lands are bisected by the avenue leading to Annascannon House (access from the 152 acres on the right hand side of the avenue to the 46 acres on the opposite side is via a right of way across the avenue at the two points highlighted in yellow on the map).
This block also accommodates the quarry and inert waste facility, which extends to approximately 70 acres / 28 hectares.
A Geophysical Report is available indicating that there are substantial sand and aggregate deposits within this lot.
LOT 2
Lands of c.74.82 acres / 30.27 hectares edged blue on map. These lands north of the canal are top quality, laid out in easily managed divisions presently all under old pasture but equally suited to a number of farming enterprises. The lands benefit from extensive frontage to the Royal Canal and would also suit the erection of a residence subject to the planning consent from Westmeath County Council. Natural water supply.
LOT 3
Lands of c.54.25 acres / 21.95 hectares edged green on map. The lands are situated south of the railway line and again are of good grazing and fattening quality being laid out in a number of divisions presently under permanent pasture, also suited to most types of farming enterprises. The lands which benefit from dual road frontage lend themselves to the erection of a residence subject to the necessary planning consent from Westmeath County Council.
