Large Moyvore farm to go under hammer

A substantial 341-acre residential farm at Templepatrick, near Moyvore, is to be offered for sale by public auction next month. The property, at Eircode N91 XC42, will go under the hammer on Friday October 9 at 3pm, unless previously sold.

Situated just off the R392 on the outskirts of Moyvore, the holding includes a period-style six-bedroom residence, traditional cut-stone farmyard and extensive lands.

The property is being marketed as a family home and agricultural holding, and the auction particulars highlight its location, quality of land and potential for a range of farming enterprises.

The traditional house extends over two floors. On the ground floor there is a kitchen fitted with an oil-fired Aga, two spacious reception rooms, a scullery and a sunroom overlooking landscaped gardens. Upstairs, there are six generously sized bedrooms and a family bathroom.

The lands are currently all in pasture but have previously been used for tillage. The property has extensive road frontage and large, open divisions, which the auction details state provide considerable scope for different types of farming enterprise.

Adding to the character of the holding are numerous original cut-stone outbuildings forming part of the farmyard.

The property is served by mains water and a septic tank, with oil-fired central heating in the residence.

Its location provides convenient access to several towns and villages, as Moyvore on the doorstep and Ballymore, Mullingar and Ballymahon are within relatively easy reach.

The auction will take place at the auction rooms on Main Street, Enfield, Meath, at 3pm on October 9. Prospective bidders are required to register with the auctioneers by Wednesday October 7 on 044 9342512.

Those intending to bid must provide identification and proof of address as part of the registration process. Buyers who intend to purchase in a name other than their own are also required to make arrangements with the auctioneers in advance.

A €200,000 deposit must be paid in advance by online bank transfer in order to bid. The successful bidder’s deposit becomes non-refundable once the property is sold and a binding contract has been entered into.

The deposit payable on signing the contract is 10 per cent of the purchase price, with any shortfall to be lodged within one business day.
